Cathedral Canyon Country Club #4Quorum Article - February 2004
There
are 17 homeowner associations at Cathedral Canyon Country Club. Association #4
is located on the East Side of Cathedral Canyon Drive, where it is one of five
associations comprising a total of 450 condominium units. The
relationships among the many associations at Cathedral Canyon Country Club can
be complex. As an example, Cathedral Canyon #4 is responsible for the
maintenance and operation of the East Gate. The telephone system was recently
upgraded and contains the names and telephone numbers of 384 of the owners
within the East Gate. Four other associations participate in the expenses of
gate operations and are billed for their share every 6 months. Association
#4 itself comprises 84 units, 31 of which are on the golf course, occupies some
twenty acres of leased land. The lease renews in 2061. The units are 2 and 3
bedrooms in 5 different models and range in size from 1,500 to 1,900 square
feet. They were built in the years1979 and 1980. Current prices range from
$150,000 - $275,000 And
the market is very active. Approximately 25% of the owners are full time
residents. This
is a popular location, close by Lawrence Welk's Desert Oasis Golf and Tennis
Resort. It is close to shopping, civic activities, cultural activities, and
sports facilities Amenities
enjoyed include a clubhouse with dining facilities, 27-hole golf course, tennis
courts, and a very generous allocation of 7 pools & 7 Jacuzzis to the HOA's
84 units. A
5-member board of directors assisted by 4 very active committees (landscape,
architectural, finance, and pools) is responsible for the ongoing maintenance
and renewal of this mature community. Several years ago some of the pools and
spas were refinished in fiberglass. However, the Board is considering other
alternatives at this time. The re-roofing of all the units has been placed on a
planned 5-year schedule, which is being adhered to. This
is a proactive Board. On one hand, it is conscious of the need to compete with
new development down valley and has established a curb appeal plan to accomplish
this. On the other hand it is very cost conscious and has instituted a water
conservation plan. Association dues are $354 per month. Says
Board Member Tony Lopes, "As an elected Board member, I feel I have a
responsibility to the Homeowners to select quality vendors who will insure the
very best servicing and maintenance of our Association. It is equally important
we address services, i.e., landscaping, roofs, pool maintenance, and
architectural concerns in a timely manner and in the best interest of the
homeowners; and do so within the adopted budget, without raising our dues.
Lastly, as a Board, we encourage homeowners to attend Board Meetings and
actively participate on one of our committees; their input and suggestions are
vital as we move forward as an Association." Cathedral
Canyon #4 Association vendors include Grand Mark for Landscaping. This service
is new to the Association, came on board in July, and is experiencing a
successful transition. Tree Rite is the arborist; Al Miller & Sons carry out
roofing work; Powerful Pest Management provides pest control services; and
Desert Oasis Lighting does lighting maintenance. Desert Management provides
