representation. But we also recognize and are here to serve a
marketplace where independent-minded Sellers and Buyers are ready, willing and able to do
some of the the work themselves.

Buyers Rebate Program
We are also here to serve those
independent-minded Buyers who are prepared to do the initial legwork in
researching properties and neighborhoods in exchange for a substantial discount
in the form of a commission rebate.
We offer discounts to Buyers, who work through our office in
the purchase of their homes. The discount comes in the form of a rebate of our
commission. This means that you, the Seller, get an extra edge in marketing your
home.
While the MLS rules do not allow us to offer rebates or
discounts in the MLS listing itself, we are free to advertise on our web site
and "For Sale" signage that we will rebate up to half of the Buyer's agent's
commission to a Buyer who works through our office.
This will not cost you, the Seller, one dime more in
commission than you have already offered in the MLS. What
is more, our commission discount to the Buyer will keep a large part of your
commission dollars within the transaction, working to the benefit of both you,
the Seller, and your Buyer.

Home Equity Savings
So, how much of your hard earned equity can you really save?
Just for example, say you have sold your home for $400,000.
The standard commission (listing side and selling side combined at 6%), will
cost you $24,000 of the equity you have in your home.
But now assume that you have opted for our $485 flat fee
"limited service" listing and also assume that your Buyer has come to you
through our office. Now your cost is, on the face of it, a total of $12,485 (
$485 listing fee plus $12,000 Buyer's agent commission).
But look deeper. Of the $12,000
Buyer's agent commission, we will rebate $6,000 to the Buyer. The Buyer will
likely use this money as a credit towards closing costs. This means that your
commission monies are positively benefiting your transaction. If your Buyer
does not have to spend $6,000 in closing costs, s/he can afford to pay more for
the home.
This is what we mean by getting more
out of your commission dollars.
